Lazada 等网站都是马来西亚、新加坡、泰国等国家著名的网购网站 (online shopping) ,里头的商品非常多,而且也比市场便宜。如果直接在 Lazada 网站购买东西,我们并不会得到现金回扣。

不过,如果通过 Shopback 网站,再进入 Lazada 购买东西,那么我们除了能买到便宜货,还能得到现金回扣呢 (cashback)。现在加入 Shopback 还送 RM 5。

比方说,LiangLiang 通过 Shopback 在 Lazada 购买 RM 94.90 的婴儿纸尿片 (Drypers) 就可以获得 RM 8.49 的现金回扣,差不多 9% 现金回扣了。加上登记成为会员就有 RM 5 的现金优惠,马上就有 RM 13.49。当然,我们除了买 Baby 东西外,还能买其他东西啦。

两个月后,我通过 Shopback 在 Lazada 购买了 Computer Printer Ink,又获得 RM 8.00 的现金回扣。检查了户口,发现 Shopback 里头已经有了 RM 91.49 了。

再过两个月,我发现我的户口有 RM 200 多块钱,而且其中的 RM 166.49 已经确定进入我的 Maybank 银行户口,买东西还有现金回扣,真好。现在,无论什么东西我都想上网买了,婴儿用品如 Drypers 或电话卡 Reload Top Up 进钱等等。

由于上网购买电话卡进钱 (Reload Top Up)或上网购物, 半年后我的 ShopBack 户口已经有 RM 400 多块钱了,这个 cash back 回扣钱真的赚到有点不劳而获。尤其是 Reload 电话钱有 3.5% 回扣,我已经不再去电话店进电话钱。

所谓“积少成多”,不到一年,我的 Shopback 户口已经有 RM 600 多块钱了,这些钱确确实实地进入了我的 Maybank 户口。我没有做网卖,只是买些 Drypers 婴儿用品及 Top Up Reload 手机而已。

Owning Property in Singapore : BTO or resale HDB

Singapore has one of the most vibrant property markets in the world. Like all vibrant markets, it has developed rapidly over time to offer the different market players diverse options when it comes to investing in the property market.

A key player in the homeowner’s segment of the market, the HDB, has over the years played a critical role in ensuring that the aspiring homeowners can purchase flats at affordable prices thanks to their BTO option. However, they are also those individuals who are offloading their previously owned flats into the property market bringing about the alternative option of the resale HDB.

Now, the begging question has always been – which is the best option for people looking to own homes; the BTO or the resale HDB option? Let’s take a look at some of the advantages and drawbacks of either option before we arrive at a conclusion.

An Overview of Some of the Benefits of BTO flats

1. The Flats Come with Much Better designs

The technology that is used to build flats is changing every day and that can only mean that the flats built recently are far much more superior design-wise than those built earlier. And that is one of the advantages that a BTO flat has over a resale HDB. So if you go with the BTO option, you can expect to experience much better and modern layouts of the house you purchase which will be most probably befitting to your preferences.

2. They are Cheaper to Renovate

The amount of wear and tear on resale housing can be very significant since you can never tell how the previous owner used to handle the flat. In the long term, that could mean that you will end up spending more on renovating the flat for the wear and tear on it or even when remodelling it to fit your preferences. However, with the BTO, you get to choose a house that fits your preference and you are going to be its first owner. Since the materials used in the flat are also modern then the cost of renovation will also be very low as you will not need to spend that much on renovation, as similar materials are readily available.

3. Enjoy a Much Longer Lease On Your Flat

If you look at your flat as a long-term investment then you are probably better off having a much longer lease on it. The BTO flats currently enjoy a lease of up to 99 years that is a good time period in which to hold an asset. If you woke up today and decided that you are going to sell the flat you will have much more bargaining power. And this makes the flat a great investment that will also offer an assurance of a home to your family even when you are long gone.

4. Take Advantage of The Housing Subsidized house Cost and Grants

If you are a first time homeowner looking for a BTO deal you will get to purchase your flat at a subsidized rate. Now, HDB is also going to extend to you a generous housing grant that depends on factors like the flat size, your employment status and whether you are within the income ceiling of up to $5,000. For those who qualify, they will get to enjoy combined grants of AHG and SHG of up to $ 80,000. Now that is a very significant amount of savings for a young couple or individuals who are just thinking about settling down. It is no doubt a huge amount of saving on the housing cost that they can re-invest into other assets to boost their income levels by a great margin.

An Overview of the disadvantages associated with BTO flats.

  • The houses you settle on might necessarily not be in the best locations so you might not be able to have easy access to important amenities.
  • The flats are being constructed in a time when the land has become very scarce so you will most probably purchase a house that is very much squeezed in terms of space.
  • You only get to view the flat once it is completed, otherwise, in the mean time you will pay for a flat that is still a concept on paper and you have to wait for an average of 3 years before actually seeing the completed house.
  • They are quite costly since they offer less for the same price of resale HDB all factors held constant.

An Overview of Some of the Benefits of Resale HDB flats

1. You Get To Choose A Better Location

The location of a flat is a very important factor to consider while purchasing one. Now, most resale HDB flats constructed a while back were located in prime areas which have several advantages over the BTO flats. First, if you are lucky to get a good location you will benefit from prime access to better views and amenities like schools, water and vital infrastructure like roads. The long-term benefits of this are that your family will get to have a better quality of life.

2. Space is Much Bigger

Resale HDB flats that were built 20 years ago come with the advantage of space since they were built when the availability of land was not an issue. A much bigger space in a flat is preferable any day than a flat that is squeezed because it will go a long way in securing your personal comfort. For instance, most resale flats come with much bigger rooms which you can keep bigger beds in and even remodel to add features like wardrobes which are not a luxury you can enjoy with a smaller flat. They also have features like balconies that you can use to get fresh air or just relax from and enjoy the views that come with your flat.

3. View and Purchase the flat immediately

Since you get to purchase a resale flat from an already existing owner you can purchase the home immediately you settle on the one that you want. This is very crucial especially if you are a young couple who is looking to settle down immediately. You will not have this luxury if you are going to consider a BTO which normally takes around an average of 3 years waiting time before you can get your house ready. And all this time the idea of you have of your house will be a concept. The question is what will you be doing during the waiting period? You will be limited to the option of living with your parents, renting out a flat or waiting till your house is finalized to get married. All these options come with cost implications and the inconvenience of interference with your personal space.

4. The Price Factor

On a comparison basis especially if you are a private resident who does not qualify for the housing grants, the BTO’s are quite expensive if you make the comparison on the basis of what you pay for vis-a-vis what you get. For instance, if you consider advantages like space and location that comes with most resale HDB then the price you pay for them is much smaller compared to BTO’S. You actually get more for less and a life that is much more quality.

An Overview of the disadvantages associated with resale HDB

  • The flats were built a long time ago and so they do not come with modern designs that are much more appealing.
  • The wear and tear on the house are quite significant and that means the cost you will spend on renovating the houses over time. will be very high.
  • Most of these houses were constructed a long time ago and so the lease on them is very shorter when compared to BTO flats which are recently built.
  • Since they are old they do not enjoy any subsidies from the HDB which would significantly reduce the amount spent on purchasing the houses.

Conclusion

Now the answer to the question on which of these two home purchase options is the best will depend entirely on two factors; whether one is a Singapore resident or a permanent resident. This is because these two groups have very diverse needs and limitations.

For instance, it is highly recommended for a young Singapore couple with modern tastes to go for the BTO flats option since they have the opportunity to own a flat at a much lower cost given the subsidies and grants. On the other hand, a Permanent Resident who does not qualify for these grants and subsidies is better off purchasing their flat through the resale BTO flats option since they have the opportunity to get more value for their money.

From the table above, we know that Bank Rakyat pay the highest 1 month Fixed Deposite rates. However, most of the bank in Malaysia like Maybank, CIMB or RHB is giving 2.95% or 3.00%.

In my view, Bank Rakyat pay the highest Fixed Deposite rates because their branches are less if compare to other bank. Besides, Bank Rakyat is no explicit guarantee from PIDM, so they pay higher rates to attract people.

上网登记一个大马人民房屋 (PR1MA) FAQ

Perumahan Rakyat 1Malaysia (PR1MA)一马房屋机构表示将在特定地区兴建8万间一马房屋,并告知“一个大马人民房屋计划” 已经正式接受网上登记。

一马房屋机构兴建的可负担房屋售价介于RM 100,000 至 RM 400,000,而符合申请资格的家庭每月收入(丈夫和妻子)薪水介於RM 2500 至 RM 15,000。

1. 申请人必须检查本身的资格。如符合资格,将必须上网注册填写资料。

4. 如果推出房屋,一马房屋机构将根据申请人选择的地点进行抽签。

KWSP Nomination 公积金会员如何列明受益人?

公积金局 (KWSP or EPF Malaysia) 提醒所有打工会员填写公积金受益人的名字 (Penamaan),以免工人离世后家人的权益不受保障。

打工会员如事先填写受益人名字,可使其家人在打工会员一旦发生意外突然死亡时获得财务保障,因为受益人姓名即可让家人迅速领取死者(打工会员)的公积金存款,避免不必要的麻烦。

用 KWSP 公积金付房屋头期 + 房屋贷款

之前跟大家分享了《公积金历年派息率》的文章后,有网友就问我说,如何拿公积金(KWSP/EPF) 里头的钱买房屋付头期钱 (down payment) 或用公积金里头的钱还每个月的房屋贷款 (home loan)。

从 2012 年开始,雇主老板 (employer) 需为员工付出 13% 的公积金,而员工本身则被抽 11%,因此每个月有 24% 的薪水会进入我们的公积金 (EPF)。

公积金 Akaun 2 买房屋

我们的公积金账户会分成两个账户或户口, Akaun 1 和 Akaun 2。基本上,Akaun 1 是不能动的,因为是给我们以后退休的养老金。

Akaun 2 则可以提出来买房屋或给头期钱 (down payment)。

以上是我从公积金局 (EPF) 网站得到的讯息。其中,公积金房屋提款 (Pengeluaran KWSP – Perumahan) 主要分成 4 个类别。

  • Pembelian Rumah Milik Individu
  • Pinjaman Perumahan 100%
  • Pembelian Bersama Suami/Isteri/ Ahil Keluarga Terdekat
  • Pembelian Secara Tunai

如果我们是向银行借钱买房屋 (House loan 100%),那么我们可以从公积金Akaun 2 的账户提出房屋的 10% 价格。比方说,房屋价格是 RM 150K,那么我们可以提出 RM 15K。

如果我们的 Akaun 2 账户没有 RM 15K,那么我们可以把 Akaun 2 里的钱全部提出来。

公积金 Akaun 2 还房屋贷款

Q: 请问屋子只是我老公的名字我可以申请 EPF Akaun 2 帮他付房贷吗?
A: 是的,您可以申请帮先生付房贷的 – Menyelesaikan Baki Pinjaman Membantu Pasangan

Akaun 2 除了可以提出来买房屋或给头期钱,也可以提出来还房屋贷款 (House Loan/ Pinjaman Perumahan)。

Pengeluaran Akaun 2 untuk mengurang atau menyelesaikan baki pinjaman perumahan:

  • Pembelian secara individu
  • Pembelian secara bersama dengan ahli keluarga terdekat (suami/isteri, ibu bapa, ibu bapa mertua, ibu bapa tiri, ibu bapa angkat, anak, anak tiri, anak angkat atau adik beradik) atau individu lain yang tiada pertalian keluarga
  • Membantu suami / isteri mengurang atau menyelesaikan baki pinjaman perumahan suami / isteri

无论如何,KWSP 公积金是我们的养老金,不管是提出来投资、买房屋或还房屋贷款,我们都得三思而行。

如何检查热水器 Water Heater ELCB + RCCB

近年来,我们发现有不少人因为热水器 (Water heater) 出问题导致意外死亡,那我们该如何减低意外的风险呢?

在选购电热水器 (Water heater) 时有许多注意事项,当中最重要的就是必须确保热水器内有漏电断路器 (Earth Leakage Circuit Breaker,简称 ELCB) 。定期检查包括使用状况、检测漏水漏电等,才能确保居家使用安全。此外,热水器一般在使用7年后也该换一架新的,因为再安全的热水器也会随着时间及各种因素而有一定的危机。

“长时间使用,机器内胆可能结了水垢,影响内部操作,水会变小或不热,内部一些零件也有老化风险,接地线断了或被老鼠咬断,都是肉眼很难发现的问题。”

ELCB 检查方式一:
1.先按热水器的测试”TEST”按钮,热水器灯熄灭,显示它主动截断电流供应。
2.稍等一下,按重置”RESET”按钮,灯重新亮着。
3.这就说明 ELCB/ELB 没有坏,可以用。若按了”TEST”后,灯依然亮,就表示断路器失灵。

ELCB 检查方式二:
1.按热水器的 ELCB /ELB 挚,热水和水泵中断,只有普通水流,代表热水器没有漏电,漏电断路器操作正常,可放心使用热水器。
2.把落下的 ELCB /ELB 挚推回原处,热水器便可如常操作,恢复热水供应。
3.若按下 ELCB /ELB 却无法落下,热水和水泵继续供应和操作,意味着 ELCB 可能出现问题,需赶紧联络技术人员检查。

除了 ELCB 外,消费者也需要定时检查漏电断路器 (Residual Current Circuit Breaker,RCCB)。首先,将注明T字母的按钮按下测试,注意原本朝上的断路器是否自动跳闸或家中电器也将自动熄灭,如果家中电器自动熄灭,那么 RCCB 正常运作。

如过家中电器没有自动熄灭或断路器不跳闸,那么代表断路器出现故障。不要使用家中的任何电器,尤其是热水器,电水壶以及含有金属的电器产品。马上寻求合格的电气技术员。

选购热水器前需知

1.坚持选购内置ELCB漏电断路器的热水器品牌,切忌贪小便宜。
2.热水器必须使用绝缘体的水管,不要购买使用金属花洒及喉管的热水器。
3.必须确保热水机有 SIRIM 认证。
4.外壳防水功能数据为 IP25 或 IPX5。
5.选择有信用的品牌,注意产品保固期。

电热水器安全使用提醒

1.不要自行安装、维修热水器,必须找专业电工;
2.在浴室外安装一个双极断路器,作为电热水器的专用电源开关,务必使用独立线路、插座;
3.机身安装高度以家中成人平均高度视平线 (Eye Level)。位置太高,或难控制机上按扭,太低则容易让机身长期被喷出的水淋湿。
4.两星期至一个月进行一次 ELCB 漏电检查,防止漏电。
5.一年进行4次 RCCB 测试漏电断路器检查,确保家里的地线装置处于良好运作状态。
6.使用时,建议慢慢调高温度,防止烫伤。
7.买二手屋的话,在装修前也应请专业电工检测家里的电路。
8.发生触电时,第一时间拉断电源开关。

近来 MisterLeaf 发现还有另一种投资方式 — 钱币或硬币收藏。我们可以找一找家中是否有值钱的钱币。要提醒大家,旧钱币不一定值钱,值钱的钱币不一定很旧。

在2013年10月,1枚1969年铸印发行的大马50仙硬币 (50 cents old coin),在拍卖会中以新元 SGD 4200,折合马币RM 10,253,轰动马新两国及收藏界。

这款 1969 年硬币和普通50仙硬币(俗称火车路纹或 Security Edge)不一样,属于错铸版的花边纹(俗称轮胎纹或 Milled Edge)。

这款1969年硬币的硬币,当年的发行量是200万枚,算是少数量,而当中有一小部分“错体”者就更为稀罕。下图就是轮胎纹50仙硬币。不知你爷爷或父亲是否有收藏呢?

除了硬币,有些看起来普通的纸币也是价值连城,有些 RM 1 令吉纸币可以卖到 RM 5000 呢。

这款纸币是 2000年在槟城国家银行出产,但未发行的1令吉纸钞,其未流通的品相 (UNC) 也可卖价5000令吉,由 Tan Sri Ali Abu Hassan 签名,编号均始于 CR72,市面上少过5万张。市民每日使用的钱币,有些可是非常有价值的,但当中也有伪造品,因此需要专业的鉴定和评估。

当然,如果你手头上没有这种特别的 50 仙硬币或 RM 1 纸币,那么或许你还可以找找家中是否还有特别的其他硬币,如 1971 年的 10 仙硬币等等。加油啦。以下是有关旧硬币的价钱 (Malaysia Old Coin Price).

Tenaga Nasional Berhad (TNB) set up a E-Services or myTNB Self Service Portal for their TNB customers recently. As the customers of TNB, we can view our latest and past TNB electricity billing information on line and track our monthly electricity consumption.

Besides these, we can view the detailed information about our TNB account and pay the electricity bills online. Currently, Maybank offers payment services via E-Services (via savings and current account). Anyway, we can pay TNB bill using credit card online.

Sign-Up / Register myTNB Self Service Portal

To enjoy the convenience, we just sign-up TNB E-Services or myTNB Portal, click “Register Now” on the E-Services main page and follow the step like below. Just few EASY steps.

However, if you are user of the myTNB Mobile App, TNB e-Services, or TNB e-Application sites. You can login using your registered email address.

Otherwise, we have to key in the name, identification number, email, password and some details to complete the registration form like below. A welcome email will be sent to our mailbox. To activate our account, we have to click the link in that email.

After this, we have to login to myTNB Portal using the registered email address and password and create the account. Key in the favourite name, identification number, account number and mother’s name.

We can view our account information including the bill history and reading history online like below.

How to place eFD online via HongLeong Connect

I will show you how to pay place e fixed deposit (eFD) online through the HongLeong Connect step by step. We don’t need go to any branch of HongLeong Bank for placing or opening the account. However, we must get our Temporary ID for the online banking services at the counter.

Step By Step place eFD Online

1. Login to our HongLeong Connect account, click Apply E-Prodcuts > eFD / eTD-i > Create Account/New Placement

2. There are a few type of eFixed Deposit Account type, including e-Term Deposit-i and Islamic Fixed Deposit. Select any type of them.

4. After this, we select a tenure between 1 to 60 months and key in the principal amount.

5. We can select auto renewal option and profit crediting option. Tick the term & conditions box.

6. We will be requested to key in the TAC (Transaction Authorisation Code). After key in the TAC, the website will show the status successful of eFixed Deposit Placement.

市场上有很多种尿布或我们一般都叫 Pampers, 其实 Pampers 是尿布的其中一个公司。其他公司包括 Drypers, Mamy Poko, PetPet, Whoopee 等等。MisterLeaf 和 LiangLiang 试了好几种尿布,发现最适合 Anguluwawa 宝宝的是 Drypers 和 Mamy Poko.

Mamy Poko 虽然价钱比较贵,但是吸水(吸尿)效果非常好,适合晚上使用。至于 Drypers 价格则适中,白天使用,而且收集宝宝尿布包装里头的 Code 还能换婴儿用品、玩具或尿布。

现在上网注册 Drypers Baby Club 成为会员还能得到免费的小礼物呢。下图这个 Alphabet Flash Cards 就是公司送的。

如何收集 Drypers 包装袋的 Code

首先,我们必须找出 Drypers 包装袋的 Code, 但不是 Barcode 或包装袋底下的 Code,MisterLeaf 之前就收集错了,大家需要留意。我们需要把包装袋翻出来,Code 就在包装袋里头,如下图所示。

计算购买房屋的律师费 (Lawyer Fee) 印花税 (Stamp Duty) 费用

这一次,我要跟大家分享购买房屋的时候所需要付的费用,其中包括律师费(lawyer fee)和印花税(stamp duty)。这些费用都是要现钱 cash money 支付的,一般不算进房屋贷款 home loan 的。基本上,银行的 Home Loan 只是借贷我们钱购买房屋而已。 要买屋子,先准备一些 cash。

买房屋或任何产业都有个买卖合约- Sales and Purchase Agreement (S&P)和贷款合约 Loan Agreement。

S&P 买卖合约律师费 Lawyer Fee:
首 RM 500,000 的律师费 = 1%
接下来至 RM 1,000,000 的律师费 = 0.8%
接下来至 RM 3,000,000 的律师费 = 0.7%
接下来至 RM 5,000,000 的律师费 = 0.6%
接下来的律师费 = 0.5%

S&P 买卖合约印花税 Stamp Duty:
首 RM 100,000 的印花税 = 1%
接下来至 RM 500,000 的印花税 = 2%
RM 500, 000 以上的印花税 = 3%。

Loan Agreement 贷款合约律师费 Lawyer Fee:
首 RM 500,000 的律师费 = 1%
接下来至 RM 1,000,000 的律师费 = 0.8%
接下来至 RM 3,000,000 的律师费 = 0.7%
接下来至 RM 5,000,000 的律师费 = 0.6%
接下来的律师费 = 0.5%

假设我们要购买一间 RM 700,000 的房屋,那么买卖合约律师费
= RM 500,000 的 1% + RM 200,000 的 0.8%
= RM 5000 + RM 1600
= RM 6600

假设我们要购买一间 RM 700,000 的房屋,那么买卖合约印花税
= RM 100,000 的 1% + RM 400,000 的 2% + RM 200,000 的 3%
= RM 1000 + RM 8000 + RM 6000
= RM 15,000

假设我们要购买一间 RM 700,000 的房屋,贷款 RM 630,000. 那么贷款合约律师费
= RM 500,000 的 1% + RM 130,000 的 0.8%
= RM 5000 + RM 1040
= RM 6040

假设我们要购买一间 RM 700,000 的房屋,贷款 RM 630,000. 那么贷款合约印花税
= RM 630,000 的 0.5%
= RM 3150

我们就得准备 RM 30,000 左右的 cash money 来支付这些律师费及印花税,加上头期需要 RM 70,000,最少需要 RM 100,000。这些都得用现金付款。当然,这些还不包括 Disbursement fees: Land search + Q.A Search + Title search + Bankruptcy search+ Affirmation 等费用。因此,我们应该需要 RM 150,000 左右。

无论如何,2015年的财政预算案宣布首次购买房屋且价格不超过RM 500,000 的人民,可以豁免50%买卖合约印花税的优惠。
